Invalid Renewal and Rent Amount on Unit T-415

Unit T-415 has an effective Rate of $166.50.
It is showing a Rent amount of $149.85.
When rent renewed on the first, it renewed at $149.85 + $9 insurance so the auto charge happened for $158.85.
In an effort to reconcile between Cloud + QMS collections, I added a one off charge to the unit so that collections can match.

Shaina Cossairt This is what the programmer just came back with. They are saying you scheduled the effective rate to change to $166 in August, which is did, and then it applied the 10% discount to that. Please advise if that is accurate:

Shaina Cossairt I went through it in Cloud and in QMS and to me what is happening is that the studio special (10% off) reduced the rent ANOTHER 10% this month instead of keeping the same 10% rent reduction again. Is that your take as well?

Tony Gardner Yes, I think that is exactly what is going on. In theory that could be a good thing considering the question we had from that studio tenant at ADS regarding the recent rent raise because it will automatically factor in the discount that is applied to tenants like this case, but it also makes it a little complicated because users would have to be able to know whether a unit does or doesnt have a discount applied when doing rent raises and the way its setup now they would have to actively check each unit one by one.
I corrected it for this unit.

Shaina Cossairt Since you responded to this comment and not the one about from the programmer, I wanted to make sure you saw that response as well. If the tenant was onboarded at the current amount, why was there an effective rate change for 8/1? I am trying to figure out if the programmer is correct or if there is something else going on here.

Tony Gardner I just got to these, this evening. If there was an effective rate dont before 08/01, I cant recall now what the reason for it was but I must have seen some discrepancy to do it. There is no audit trail that I can see for these kinds of changes so I will assume the programmer is correct.
